Late Checkout plans to turn a former Union Market-area motel into a 30-room boutique hotel, paired with No. 31’s cocktail bar and garden. The project is scheduled for spring 2027, according to developer EDENS.

The Hotel Takes A Small-Scale Design Approach

EDENS’ September 28 project announcement names Sojourn Hospitality as the lodging operator and Paul Baldwin Studio as the interior designer. Rooms will use four design themes. The small room count suggests an intimate alternative for guests who value a neighborhood setting over a large convention-hotel format, although rates and final guest amenities still need to be announced.

No. 31 Brings Dining Into The Garden

Residents Hospitality Group, the team behind Residents Café & Bar and River Club, is developing No. 31. EDENS describes an indoor cocktail bar opening onto a 6,000-square-foot patio, with another bar beneath a pergola, dining tables, lounge seating and a water feature. The announced Mediterranean-inspired menu gives locals a reason to visit without booking a room. These are planned features, and the final menu and service arrangements are still pending.

Union Market Gives Guests An Itinerary Beyond The Room

The surrounding district already offers dining, shops and entertainment, making the project especially relevant to visitors who want to spend time in Northeast DC. Axios’ October 5 coverage places the conversion within the area’s broader development plans. No. 31 lists 1345 4th Street NE, Washington, DC 20002, at the Late Checkout project near 4th and Penn streets NE. Both concepts target spring 2027.
